How is this different from renting a room off a listing site?+
Every home is owned or leased and managed directly by our team — Honeycutt Homes, LLC and Peach State Members, LLC — not sublet by another tenant. That's what lets us guarantee the same cleaning schedule, screening process, and maintenance response in every home.
Do I need to sign a long-term lease?+
Not a multi-year lease, no. Membership requires a 3-month minimum stay, billed weekly, biweekly, or monthly, and renews automatically until you give notice. Need something shorter than 3 months? Ask us — short-term stays are available at an additional rate.
Is there a security deposit or move-in fee?+
There's no security deposit. A one-time move-in fee applies, confirmed for your specific home when you inquire. Your weekly, biweekly, or monthly rate covers everything else, including utilities.
How does housemate screening work?+
Every applicant, including you, goes through a background and income check before being approved for a home. We place members based on room availability, not on choosing your own roommates in advance.
Will I share a bathroom?+
It depends on the home. Some properties pair 2–3 bedrooms to a shared full bath; a limited number of homes offer a private or semi-private bathroom. Let us know your preference when you inquire and we'll match you to an available home.
Are pets allowed?+
No — pets are not permitted in any of our homes. This keeps shared spaces clean and comfortable for every housemate.
What are the house rules?+
No pets, no drugs, and no smoking — indoors or anywhere on the property — in any home. All residents must be 18 or older; we do not house minors. These rules apply to every housemate, with no exceptions.
What if I need to move out early?+
Once you've completed your 3-month minimum stay, give the notice period listed in your residency agreement and you're free to go — no multi-year lease to break.
